Wet Subfloor After a Flood: Dry It or Replace It
Wet subfloor after a flood: plywood often dries in place within 24-48 hours, but swollen OSB or particleboard gets torn out. How to test and decide.

Can a wet subfloor be dried, or does it have to be replaced? It depends on the material and the clock. Plywood wetted by clean water can often be dried in place if you start within 24–48 hours and get airflow to both sides. OSB and particleboard swell and rarely recover, even dried fast. Anything that stayed wet too long, or touched contaminated flood water, gets replaced.

The subfloor is the structural wood layer under your finished flooring — plywood, OSB, or older particleboard nailed or glued to the floor joists. It’s the layer that actually holds the house up, which is why the dry-or-replace call matters more here than almost anywhere else in a flooded home.
Should you dry a wet subfloor or replace it?
Two things decide it: what the panel is made of, and how contaminated and how long the water sat.
- Category 1 — clean water (a burst supply line, an overflowing tub). Lowest risk. Caught fast, a plywood subfloor can often be dried in place.
- Category 2 — gray water (appliance discharge, seepage). Moderate contamination. Drying alone usually isn’t enough for a subfloor that stayed wet any real length of time.
- Category 3 — black water (sewage, storm floodwater). A biohazard. Porous wood that absorbed it can’t be decontaminated and should be removed.

Plywood, OSB, or particleboard — which one survives?
Not all subfloor holds up the same way once it’s wet:

OSB is the material homeowners get wrong most often, because it can look fine on the surface while the edges have already swollen and delaminated underneath. Don’t trust how it feels or looks. A subfloor can be damp two or three layers down while the surface feels dry to a bare hand.
- Use a moisture meter — a pin-type meter (pushed into the wood) or a pinless meter (held against the surface) both work; pin meters read deeper layers more reliably.
- Take a dry baseline first. Measure an unaffected part of the same subfloor material elsewhere in the house. That number is your target, not an arbitrary “dry” percentage.
- Re-check every day or two during drying. A reading that keeps dropping means the plan is working; a reading that plateaus after several days means the panel likely needs to come out.
- Check under the flooring, not just the exposed panel. If carpet, hardwood, or tile is still down, moisture can be trapped against the subfloor even while the room feels dry.
How to dry a wet subfloor, step by step
- Remove standing water first. Nothing dries with water still sitting on it — see how to remove standing water for extraction methods.
- Pull back or remove the floor covering. Carpet, pad, laminate, and often hardwood need to come up so air can reach the subfloor directly. Tile is the exception — see below.
- Get airflow to both sides if you can. From above with air movers angled low across the floor, and from below through the crawlspace or basement ceiling if the joist bay is accessible. Drying only one side takes far longer and risks trapping moisture against the framing.
- Run a dehumidifier continuously in the same space to pull the moisture the air movers lift off the wood out of the room, not just around it.
- Track the moisture meter daily against your dry baseline until readings stabilize near that number for at least two consecutive checks.
- Don’t close the floor back up — reinstall flooring, insulation, or subfloor patches — until the meter confirms it’s dry.
FEMA and EPA guidance on flooded structures both note that materials still wet past roughly 48 hours are candidates for removal rather than continued drying, because mold begins growing in that same 24–48 hour window. Signs a subfloor has to be replaced
Stop trying to dry it and plan for replacement if you see:
- Swelling, sponginess, or sagging underfoot anywhere on the panel.
- Delamination or crumbling at panel edges or seams.
- A moisture reading that won’t drop after several days of active drying with equipment running.
- The water was Category 2 or 3 (gray or black water) — contaminated wood subfloor gets removed regardless of how it tests.
- It was wet more than about 48 hours before drying started, especially OSB or particleboard.
A failed subfloor isn’t just a flooring problem — it’s a structural one. Wet subfloor under hardwood, tile, or carpet — does it change the plan?
The floor covering on top changes how hard it is to reach the subfloor and dry it correctly:

When to call a professional
Drying a small, clean-water-affected section of plywood subfloor with rented equipment is a reasonable DIY project. Bring in a restoration professional when:
- The water was contaminated (gray or black water).
- Large sections or multiple rooms are affected.
- The subfloor is OSB or particleboard and you’re unsure whether it’s already failed.
- You don’t have a moisture meter to verify the result, or readings won’t budge.
- There’s visible sagging or structural concern.
