- The water category — how contaminated the water is.
- The area and volume — how much of the home is wet, and how deeply.
- The time elapsed — how long the water has been sitting.

What decides whether you DIY or call a pro?
The water category matters most
The single most important factor is what kind of water you’re dealing with — because contamination, not volume, is what makes water dangerous. A small spill and a flooded floor are different problems even with identical water. As more of the home gets wet, two things happen: the equipment you’d need outgrows what you can rent and run, and moisture spreads into places you can’t see or reach — wall cavities, subfloors, under cabinets.

What can you safely DIY?
If your situation lands on the DIY side, here’s the work that’s genuinely within reach, in order:
- Stop the source and make the area safe. Shut off the water at the source or the main; don’t run electrical equipment in or near standing water.

- Document the damage before you touch anything — photos and video — in case you file a claim later.

- Pull out what holds water — soaked carpet padding, cardboard, saturated insulation — so it stops feeding humidity into the room.
- Move air and pull moisture with fans aimed across wet surfaces plus a dehumidifier running continuously.

When should you call a professional?
Step back and bring in a restoration professional when any of these is true. These aren’t soft suggestions — each one is a real red line:
- The water was contaminated. Sewage backups and storm floodwater are Category 3 black water. Porous materials they touch generally have to be removed, not dried, and the health risk is real. This is the clearest case for professional remediation.
- Multiple rooms or large areas are soaked. Beyond roughly one room of clean water, the drying load usually exceeds what rentable equipment can handle in time.
- The water sat for days. Once you’re past the 24-to-48-hour mold window, you’re likely dealing with growth and absorbed moisture, not just surface water.
- Moisture is trapped in the structure. Water inside walls, under floors, or in dense materials you can’t open up and dry is the classic source of mold that returns weeks later.
- Someone in the home is health-vulnerable. Infants, older adults, and people with respiratory or immune conditions shouldn’t be exposed to contaminated water or mold cleanup.
- You can’t get materials dry. If readings won’t drop after several days of running your own equipment, the job has outgrown your tools.
